Property Management
  • Oversee all day-to-day operations of properties

  • Investigate and negotiate with contractors for each board-approved project

  • Review and negotiate all service contracts such as Elevator, Landscaping, Plumbing, Heating, etc.

  • Work closely with contractors to ensure that all projects are completely on schedule and on budget
  • Consultation on all matters of the building
  • Maintain contact with superintendents
  • Customer service with all residents to handle their concerns and inquiries
Routine Visits
  • Make routine visits to all properties to remain aware of goings-on at buildings

  • Perform preventative maintenance to ensure buildings and equipment are in working order

  • Obtain all government required permits

  • Maintain relationships with building inspectors, fire department, police and other officials in order to ensure prompt, quality service

  • Attend all board meetings and provide minutes

Money Management
  • Invoicing and collection of monthly maintenance charges
  • Remitting mortgage payments and taxes
  • Payment of bills to vendors, contractors, suppliers, etc.
  • Processing of payroll
  • Preparation of monthly, quarterly and annual filings

  • Management of reserve accounts
Financial Analysis & Support
  • Preparation of detailed monthly financial statements to update boards on building’s financial standing and to provide direction on the long and short term operations
  • Reports include: Balance Sheet, Profit & Loss (Income/Expenses), Statement of Cash Flows, Accounts Receivable, Accounts Payable, Invoices, G/L Detail, Deposit Detail, Check Detail

  • Financial analysis on capital improvement projects to assist in assessments and cost structuring
  • Expert construction of budgets and comparison of year-to-date actuals to budgets
Personalized Service
We provide personal service to each building we manage. We take pride in the fact that when someone calls our office, they hear a voice and not a computerized recording. As much as a resident, or a creditor, likes to hear our voice, we like to hear theirs as well. Our agents attend every monthly board meetings and annual shareholders meetings. We also maintain relationships with residents to the point where we know their names, apartment numbers and current situations. As a result, we provide the highest quality real estate management available.

Attendance at Closings

We attend all closings of apartment sales to ensure compliance with building policy and smooth transfer of ownership.

 

Weekly Status Updates

We send out weekly e-mail updates to the executive board members to keep them apprised of all ongoing matters within the building. We find this keeps the board well informed between monthly meetings.
